You certainly want to have all of your ducks in a row when you’re preparing to sell your home. Here is a list of items to review that may be helpful to you when you’re ready to make the big move.

Agent will provide a comparable make analysis to determine a list price for your home

Agent will provide a marketing plan for selling your home

Calculate your equity, taxes, insurance and any fees you may need to pay so that there are no surprises

Sign the listing agreement with your Real Estate Agent’s Broker so that they can give 100% effort to you in selling your home

Provide important documents such as, warranty deed, covenants & restrictions (if there is an HOA), plat, survey, lead based paint exhibit, etc

Fill out a seller’s property disclosure statement

Seller to review Home Warranty companies

Make a “to-do” list together with your Real Estate Agent

Do a home pre-inspection

Fix any repairs that may be a barrier for a smooth sale

Stage your home and make it presentable for showings

Remove personal items from plain sight and touch up any areas that may need sprucing up

Ensure all utilities are on for the buyer’s home inspection

Review the settlement statement before the closing with your Real Estate Agent

Provide any warranty information that may transfer with the sale of the property

Bring keys, remote controls, garage door openers, etc. to the closing to give to the buyer
