What are the advantages of using a real estate agent versus selling my home For Sale by Owner (FSBH)?
Real Estate Agents and the Brokerages they work for can provide marketing packages for selling your home, negotiate the best terms to benefit you as the seller, make sure any offer that comes to you in brought by a ready, willing, and able buyer.

What do I need to do in order to prepare my home to sell?
You will need to conduct a pre-home inspection and prioritize any repairs that need to be made. This will save you time during the selling process. You only get one opportunity to make a first impression, and your Real Estate Agent can guide you through the process of preparing your home to put on the market.

Who will determine the best selling price for my home?
Your agent will provide you with a comparable market analysis, which consists of comparable homes that have sold recently in your neighborhood and their respective prices that the homes sold for.

How should I market my property?
Your agent will post your listing on the MLS, a service that will market your property nationally and internationally. Once your property is put in the MLS, there are feeders that send your listing to several other sites such as Realtor.com, Zillow, etc. Real Estate Agents also use off-line marketing channels such as yard signs, flyers, social media networks, and networking.

What is the negotiation process like?
When a buyer makes an offer, the seller can accept, reject or counter the offer. If the seller counters the offer, the negotiations continue until the contract becomes binding or until both parties cease the negotiations. Once binding, the buyer has a due diligence period where they have the home inspected. If the buyer would like the seller to fix something, they will do an amendment to address concerns and sometimes the buyer and seller will negotiate these terms. If they can’t come to an agreement during the due diligence period, they can terminate the agreement.

Is it necessary to do Open Houses?
There are pros and cons to Open Houses. Some seller’s insist on an Open House and most likely your Real Estate Agent will be agreeable to conducting the Open House. However, some agents prefer to rely solely on digital marketing channels, which may be effective enough to procure a ready, willing, and able buyer.

What is the Open House process like?
Your agent will market your Open House on channels such as the MLS, and most likely notify your neighborhood about the Open House. Your agent will usually serve refreshments and provide flyers of your home accompanied by a personal tour led by your agent or one of their associates.

What is a counter-offer?
When a buyer presents an offer and the terms are not accepted by the seller, they may counter offer. If the buyer accepts the terms in writing, they have a binding agreement. The buyer can counter again and the negotiations may continue until the buyer and seller have accepted the terms in writing or cease to continue the negotiations.

Should we start looking for a new home while our current home is on the market?
You can start looking for a home while your current home is on the market. However if your new home purchase is contingent upon selling your current home, there are other intricacies that you may be discussed with your Real Estate Agent.
